The society has all essential amenities like parks, clubhouse, swimming pool, security, and ample parking. Connectivity to Noida, Ghaziabad, and nearby markets is also very convenient. I am Manish Gupta, and I recently purchased a flat in Panchsheel Greens II. My overall experience has been excellent. The flat is spacious, well-designed, and available at a very reasonable price. The sales team was extremely professional, supportive, and cooperative throughout the entire process. The site staff was also very helpful and courteous. I am highly satisfied with the quality of construction and the services provided by the builder. Living in Panchsheel Greens 2 has been a mostly positive experience for me and my family. The society has a lively community atmosphere, and you’ll often see families, kids playing in the parks, and residents enjoying evening walks. The green areas and open spaces are a big advantage compared to many crowded residential complexes.

The flats are reasonably spacious with good ventilation, and daily essentials are easily available nearby, which makes day-to-day living convenient. Security inside the society feels adequate, and the amenities like the clubhouse, gym, and kids’ play areas add good value for residents.

However, there are a few practical challenges as well. Maintenance and crowd management can sometimes be inconsistent due to the large number of residents. During peak hours, lifts and parking areas may feel busy. Also, infrastructure development in the surrounding Greater Noida West area is still improving, so traffic and outside road conditions can occasionally be an issue.

Overall, it’s a good society for family living with a strong community feel. While there is room for improvement in maintenance and external infrastructure, the lifestyle and environment inside the society make it a comfortable place to live.

I am attaching two photos here – one of the car person and one of the guard of this society

This was my first time visiting this place to meet a friend. After meeting my friend, when I was leaving, I mistakenly reached the entry gate instead of the exit. As can also be seen in the CCTV (6:630pm- 7pm date- 7march 2026, I politely requested the security guard to guide me toward the exit gate. Instead of helping, the guard started abusing me with extremely offensive language and told me to reverse my car.

Because of his behavior, I got upset and started leaving the place. When I stepped out of the car to speak with him, he continued abusing me and aggressively came toward me as if he wanted to hit me. He even threatened to kill me. At the same time, another resident from the society also came and started threatening me with death.

At that moment, my wife and my two small children were sitting inside the car. I also had an international flight to Canada the same day, so I decided not to escalate the situation. The way they were behaving made it seem like they could seriously harm me.

When I tried to reverse my car and leave the place, the resident even came toward my car in an aggressive manner as if to attack me. Somehow, I managed to get my car out of there and left safely.

My concern is this: if the security guards who are supposed to protect the society behave like hooligans, how can anyone feel safe there? Also, if residents or tenants behave this way, why is such behavior allowed in the society? A place where people act like this cannot be considered safe for families.

I recently visited this place and came away with a very positive impression. It’s a place that genuinely seems to care about delivering a high-quality experience, and my visit was no exception. What truly stood out was the consistent quality across multiple touchpoints. The overall atmosphere was great from the moment I arrived. The created a environment. It was clear that thought had been put into the space to make customers feel at ease, which made a significant difference. The service was another high point of my visit. The staff was and went out of their way to ensure a smooth and pleasant experience. They were quick to , and their professionalism made me feel well taken care of throughout my time there. As for the , it exceeded my expectations. The was of excellent quality. . The attention to detail in their work was evident and much appreciated. All in all, I had a fantastic experience with and would confidently recommend it to anyone. Whether you're looking for , this place is a strong choice. It’s refreshing to find a business that excels in both its offerings and its customer service. I will certainly be returning on my next visit to the area.

I am a resident of Panchsheel Greens 2.
The society is overall maintained.
Many flats I visited in this area but many project was not legally complete so that registry and construction hold for this reason in this area.
Market and other required things in the approach in minutes.
Sales staff is very cooperative.
I would suggest to go and visit the society and purchase the flat.
Value of money.
Registry on spot.

Fraudulent Sales, Harassment & Intimidation

This project operates on deception and false commitments. The sales team blatantly lies to buyers, hides critical facts about the society, and misrepresents the reality just to close a deal. Nothing they say can be trusted.

Once they realize you are not buying, their true nature comes out. They harass you with nonstop calls, apply pressure, and behave in a rude, aggressive, and intimidating manner, like local goons rather than professionals. This feels less like a real estate company and more like a scam operation.

There is no transparency, no ethics, and no accountability. Buyers are treated with respect only until money is involved—after that, it’s bullying and harassment.

Serious warning to all buyers:
Stay away from Panchsheel Greens 2. Do not fall for their sweet talk or fake promises. If you value your money, peace of mind, and self-respect, do NOT buy property here under any circumstances.

Very well located gated apartment in the upcoming Greater Noida West or what is also commonly referred to as Noida Extension. Clean, but not classy. The construction etc is good but could have been better. The unit which I visit has a large east facing terrace and balcony; which is just awesome.

Having experienced life at Prime390, I feel compelled to share a candid assessment to inform potential buyers and residents. My experience has been profoundly disappointing, and I advise extreme caution before committing your investment here.

Chronic Maintenance & Safety Failures:
Despite a monthly maintenance fee of₹4,000, essential upkeep is virtually absent. Persistent issues include:

· Chronic Water Logging: The basement regularly floods with up to two feet of water during monsoons.
· Infrastructure Decay: Visible structural rust, falling tiles, and roof pieces point to alarming neglect. Severe water seepage from the rooftop is common.
· Hazardous Conditions: Open drainage pipes in the basement and frequently malfunctioning lifts pose significant safety risks.

Frustrating Handover & Poor Construction:
The possession process is designed to favor the builder.New owners are pressured to accept incomplete flats, and legitimate defect complaints are met with argumentation, not resolution. The provided fittings are of notably poor quality.

Non-Existent Amenities & Security:
The advertised lifestyle does not match reality.

· Security Lapses: The society is insecure, with multiple reports of vehicle theft.
· Pay-Per-Use "Amenities": Basic facilities like the clubhouse and gym require additional fees, which is unreasonable given the premium cost of the flats.
· Missing Essentials: There is no functional waste management system.

Final Verdict:
Prime390 represents a case study in mismanagement.What is promised as a premium living experience is, in reality, a constant source of inconvenience and concern. I strongly recommend a thorough, in-person inspection during the rainy season to witness these issues firsthand. Consider your alternatives carefully.

Extremely Poor Society – Not Recommended

Prime390 is one of the worst societies to invest in. Despite charging ₹4,000 monthly maintenance, there is almost no upkeep. The basement floods with nearly 2 feet of water during rains, lifts often stop working, and the building structure shows rusting and falling tiles.

Possession is forced even when flats are incomplete, and complaints are ignored. Security is weak, thefts are common, drainage pipes are open, and there’s heavy seepage from the roof. Even basic amenities like the club and gym are chargeable.

Overall, poor construction quality, mismanagement, and lack of facilities make this society a place to avoid.

Panchsheel 390 Society is one of the worst societies to live in. The builder here is extremely careless and only concerned about collecting maintenance charges. He does not spend a single rupee on actual maintenance. Instead, he creates unnecessary problems for residents – like not allowing school vans to enter the society, which causes huge inconvenience and safety issues for children.

Stray dogs roam freely inside the society, and dog poop is scattered everywhere. Parents constantly worry about dogs biting the kids. The drinking water supply is also unhygienic, with insects often found in it. The basement is always filled with stagnant water, creating a foul smell and an unhealthy environment.

Overall, this society is poorly managed, unhygienic, unsafe for children, and highly disappointing. Totally not worth living here.

We purchased a flat in New Panchsheel Prime 390. While the flat layout is appreciable, the post-sale experience has been extremely disappointing.

The individual responsible for maintenance, Mr. Sheeshpal, has shown a consistently careless and unprofessional attitude. Despite repeated follow-ups over the past six months, several finishing tasks remain incomplete. Each time we contact him, we are met with excuses — citing lack of labour, holidays, or other vague commitments.

This kind of negligence is unacceptable. Delaying handover work for over half a year reflects either a complete lack of accountability or sheer indifference. We urge you, Mr. Sheeshpal, to take responsibility and fulfill your duties without further delay. Enough is enough.
